Understanding the stages of a project with J.& W. Lowry



In our previous blog post we looked at the primary phases of any property development. Our in-depth look at the Initiation and Evaluation phase is aimed to give you an understanding of how our projects begin.


The next phases:


Land and Property Acquisition


Let’s take a look at the next phase of a project with J. & W. Lowry and what you can expect to happen when.


Once the decision has been made to proceed with works, J. & W. Lowry will work with land agents and landowners to source suitable site/s.


When this/these have been identified, we will be on hand to ensure that the site/s are procured in the most cost effective way.


Design and Permissions


The next phase begins after the land and property acquisition. Following this J. & W. Lowry will appoint the right team of experienced consultants to help to obtain permissions such as planning permissions and building control approval.

The Design and Permissions stage will require developing the design of the development and (depending on the management or disposal strategy) J. & W. Lowry will work with Agents or future Purchasers and Tenants in order to ensure that a robust Client Brief is established.


Construction


This is where we really start to see ideas becoming a reality - and there’s a lot that happens in this phase.


Things can get complicated and it’s essential to have a thorough understanding of the factors including:

  • different procurement routes

  • Owner’s risk profile and experience

  • other key project constraints concerning the time, cost and quality requirements.


J. & W. Lowry is experienced in this process and will ensure the most appropriate procurement route for the works has been adopted.


J. & W. Lowry begin by procuring the construction of the works - which will involve tendering and negotiating with suitably experienced contractors and suppliers.


The tendering of the works is crucial in testing the financial evaluation of the development which was carried out in the earlier stages of the development process. Tendering of the works is generally the final point at which to decide whether to proceed or not with the development before incurring the bulk of the cost.


Construction is obviously a key stage in the development process and can often be the most costly part of any development.


During this phase, the Owner(s)and the Contractor(s) will enter into a legally binding agreement, which will require the Contractor to be responsible for delivering the construction works and the Owner to be responsible for paying for the works.



Management or disposal


Upon completion of construction, we will assist in ensuring that the management or disposal strategy is executed. We are passionate about always ensuring that the building is up to required standards and offers 100% satisfaction.


J. & W. Lowry will work with both the contractor(s) and the future Purchaser / Tenant to ensure that any issues that arise are rectified as quickly as possible.
