The construction industry has a long way to go in terms of their green credibility. At present it’s estimated that approximately 10% of the UK’s CO2 emissions are directly associated with the industry - a figure that needs to change.
At J.& W. Lowry we are passionate about meeting the needs of today without jeopardising the needs of the future. This is something we consider in all of our development projects as we seek to put sustainability at the forefront of decision making.
Let’s take a look at the top 5 ways that property development projects can be made more sustainable:
1. Using renewable energy sources
There are many renewable energy sources now readily available when it comes to property development projects - much more so than even 5 or 10 years ago.
Consider all options including solar, wind, biomass and heat pumps. These will not only help to reduce the carbon emissions of the construction process, they’ll also help to keep the carbon footprint of the home itself low when it is finished and lived in. With increased energy bills this will be appealing to the end users too.
2. Minimise electricity use
With so many advances in recent technology, there’s no excuse for not doing everything possible to reduce electricity use - especially when it comes to areas such as lighting.
Property development projects can aim to incorporate motion-sensor light switches in all of their common areas - from hallways and store rooms to garages and bike cubicles. These are locations where lighting is required frequently but only for very short periods of time.
Other options when it comes to minimising electricity use include energy efficient appliances and light bulbs throughout any new development.
3. Investing in good quality insulation
Energy efficient homes have never been so important - as climate change concerns grow, energy prices rise and homeowners and tenants want to keep bills as low as possible.
By investing in good quality insulation, less energy is required to heat and cool buildings. Insulation can be eco friendly and there are excellent options of recycled materials available for specific tasks such as insulating cavity walls.
4. Using sustainable building materials
Whilst the construction industry can be held responsible for up to 10% of all carbon dioxide emissions, it’s shocking that half of these are from cement production.
It’s becoming easier to use sustainable options however and low carbon cement is an excellent alternative to use on projects. This can immediately help to reduce the negative impact of any new development on its neighbouring area.
5. Include outdoor spaces and green roofs in design
At J.& W. Lowry outdoor spaces are incorporated into our designs wherever possible. Not only do trees and plants help to reduce carbon dioxide and improve air quality, the presence of green spaces can improve the mental and emotional wellbeing of residents within a development.
If gardens and terraces aren’t feasible, developers can consider covering other areas such as roofs and walls with greenery - this can help to improve insulation and reduce energy loss.
Looking ahead
The smallest of changes can make a huge difference when it comes to making property developments more sustainable.
At J.& W. Lowry we are passionate about improving the way that people live and making positive changes by embracing sustainable options within all of our developments.
